Five Things EP06: Purchasing Real Estate Inside the Raleigh Beltline with Matt Polinchak https://brandascentmedia.com/?page_id=132 00:10 today's guest is matt palma check grew 00:13 up in pennsylvania originally but been 00:15 here in raleigh quite a while thanks for 00:17 joining us Matt thanks Brian for having 00:19 me and husband and father yes my wife 00:22 her name is Brittany and our 00:24 two-year-old daughter her name is 00:26 Adeline okay awesome 00:28 so how'd you guys meet if you don't mind 00:29 me asking so we actually met through 00:32 friends at church out of friends giving 00:34 a party okay 00:35 that sounds good and I think I met you 00:39 if I'm not mistaken when you guys first 00:41 started dating if I'm not mistaken I 00:43 think it was right around that time 00:44 right around that time if not earlier 00:45 yeah so we met networking and just 00:48 getting out and about in the public and 00:50 Matt's a fantastic networker but other 00:54 than that your background is you're a 00:55 third grade teacher originally yeah I 00:58 moved here from Pennsylvania to to be a 01:01 third grade teacher okay so I was 01:03 teaching in in downtown Raleigh for for 01:05 three years awesome 01:07 you know so I've always heard that 01:09 teachers can really make excellent 01:13 salespeople sales professionals because 01:15 who are your you're used to 01:17 communicating and educating and I think 01:20 there's a there's a common misconception 01:22 that sales people are real slick talkers 01:25 you know the what's his name a wolf of 01:28 wallstreet of jordan belfort you know 01:30 you're a slick sales talking guy but I 01:33 found that a lot of and there certainly 01:36 is that element but I found that a lot 01:38 of really good salespeople are really 01:41 good listeners and and good 01:42 communicators and that sort of thing so 01:45 makes sense that you'd be very 01:47 successful in real estate coming from a 01:49 teaching background and you've been in 01:52 the industry nine years now okay now 01:55 owner of live Raleigh your own brokerage 01:58 correct okay 01:59 and obviously been very successful and 02:02 generally you started right around the 02:05 time the market was probably at it's 02:07 almost worst if if I'm not mistaken 02:09 right around that wheelhouse so tell me 02:11 a little bit about that yeah all my my 02:14 friends and family thought I was nuts 02:16 you know there was a lot of Realtors a 02:18 lot of people just a lot of negative 02:20 things being said in the press too 02:23 it's you know the worst market since the 02:25 since the Great Depression 02:27 how I chose to look at it though was it 02:30 was an opportunity while everybody was 02:33 leaving it allowed me an opportunity to 02:35 to really understand and to gain 02:39 knowledge with our real estate market 02:42 and really just I was able to actually 02:45 learn the tools to help help me succeed 02:47 where I am today okay that's awesome 02:50 and you've obviously seen two totally 02:53 different scenarios she had the kind of 02:55 the worst possible scenario and then 02:58 you've been living through some great 02:59 times as well so I think that's a just 03:03 as a consumer I think that having a 03:06 realtor with all that diverse background 03:08 seeing the best and the worst I could 03:09 see where you could that adds a lot of 03:11 value to the experience that your you're 03:13 bringing to the table let me ask you 03:16 this what are some of the things you 03:17 think you attribute a lot of your 03:19 success to well I think first and 03:21 foremost just actually my teaching 03:23 background you know one of my favorite 03:25 things about teaching was building 03:28 relationships building relationships 03:30 with a family's staff and most 03:33 importantly the kids and you know I try 03:36 to take that that skill and apply it to 03:41 my real estate business to me it really 03:44 is about building long-term 03:45 relationships I don't look at people as 03:48 a sale they're people and I'm looking to 03:52 build relationship with them not just 03:53 now but as we grow and one of the things 03:58 I know about you is your personality and 04:00 your your integrity that you would you 04:03 would rather not by your client not buy 04:06 a house versus them make a bad decision 04:09 so I know you're gonna do your best to 04:11 you know lead them with integrity to 04:13 help them make the best decision 04:15 possible which is really important and 04:17 any any salesperson or professional 04:20 that's guiding someone not to put your 04:22 own interests ahead of them is always 04:24 extremely important so what are you 04:28 excited about inside the Beltline right 04:30 now because that's obviously your 04:31 specialty and where you you have a lot 04:33 of clients what do you what are you 04:35 excited about yes 04:36 just a few days ago the press announced 04:39 that NC AFC North Carolina Football Club 04:43 plans on building a downtown Raleigh 04:47 soccer stadium it's going to be in just 04:51 south of downtown Raleigh inside the 04:53 Beltline though and is it's not only 04:57 gonna be a soccer stadium there it's 05:00 it's also all the development around it 05:02 in John Kane who really built up North 05:06 Hills is one of the lead developers over 05:08 there and it's projected that they're 05:11 going to invest about almost two billion 05:13 dollars of economic development 05:17 Wow that's awesome so certainly so 05:20 should be seeing some appreciation over 05:21 there hopefully right absolutely yeah 05:24 it's the plan so what kind of segue 05:26 right into the five things from there 05:28 what what are five things you think that 05:30 consumers need to know about when you're 05:32 considering real estate inside the 05:33 Beltline first and foremost I believe 05:37 knowing and setting a budget it's very 05:40 easy to fall in love with that million 05:43 dollar house but is that the best 05:45 situation for you or for your family 05:48 also if you don't qualify for that house 05:51 that doesn't you know falling in love 05:54 with that that really nice house doesn't 05:57 really it doesn't set you up for success 05:59 so I think having that knowledge right 06:01 at the beginning since the parameters 06:03 for everything else right because we're 06:05 all gonna fall in love with that million 06:07 dollar house if we see it yes so number 06:10 two location location location you can 06:15 be downtown Raleigh you might want to be 06:17 in a historic neighborhood really kind 06:20 of honing in that part and the why 06:24 behind it you know what is important 06:27 about living in this neighborhood is it 06:30 because you have a lot of friends is it 06:32 because it's convenient to your gym or 06:35 to shopping or do you want to be 06:38 downtown right in the thick of things 06:39 well that's great information to know 06:41 and number three minutes what are your 06:44 life goals you know is this a two-year 06:47 investment is it a five to ten year and 06:49 vestment or is this your forever home I 06:52 think knowing that will help go a long 06:55 way 06:55 yeah just know what you're trying to 06:56 accomplish and you know how long you 07:00 plan on digging in you know it makes a 07:02 lot of sense so number four what what 07:07 type of house do you want do you want a 07:10 fixer-upper do you want an older 07:13 historic home that has a lot of charm or 07:15 do you prefer something more updated 07:17 like new construction or like a modern 07:19 style home knowing that will help you 07:24 help go a long way in the process okay 07:27 that makes perfect sense and last but 07:30 not least number five I think having a 07:32 trusted real estate professional help 07:35 guide you through the process it's not 07:38 just about purchasing a home there's so 07:41 many different things to think about 07:43 when purchasing a home and you know 07:46 having someone educate you through the 07:49 process talk about that process and it's 07:55 not even just about the house or even 07:57 the neighborhood it's you know why else 07:59 you know I tried to dig a little bit 08:01 deeper even my firm like live Raleigh 08:04 it's not just about house it's it's 08:06 about the people in the community and 08:08 you know what is important to you really 08:11 digging deeper to really help that 08:15 experience for my clients all right you 08:17 being so familiar with with downtown 08:19 spending so much time you know inside 08:22 the Beltline you can better help people 08:24 make that decision for sure so awesome 08:27 well well Matt again thanks for your 08:29 business thanks for being such a great 08:31
